For a household's first booking while this offer is published. Standard rooms are up to about 250 sq ft. The seven-room package includes one standard hall; additional hallways are priced separately. Protector is an optional paid add-on, subject to carpet suitability and approval during the walk-through. Larger rooms and stairs are priced separately. Eligible bookings made while the offer is published are honored.

Ask about Procyon Extreme liquid pre-spray where suitable. We confirm the product after inspection; specialty and pet treatments may need different products.

A drying-focused choice

VLM (very low moisture) carpet cleaning

Encapsulation cleaning helps bind loosened soil for removal through vacuuming after drying. VLM can suit appropriate maintenance cleaning when less downtime matters.

Estimated dry time: about 3 hours. Airflow, humidity, carpet and treatment conditions affect drying. Actual drying time varies.

Not sure which method to choose? Kevin checks the fiber, construction, condition, soil and prior treatments during the walkthrough, then recommends VLM or hot-water extraction. Extraction may suit heavier soil or work needing a deeper flush and recovery. Deeper urine contamination can need separate assessment and treatment. Tell us if faster drying is a priority; we'll confirm the method, scope and any price change with you before cleaning.

Spot and stain care

Spots and specialty stain removal

Some marks need more than the normal pre-spray and cleaning. We assess the stain and fiber, then explain whether a separate specialty treatment is worthwhile.

Stain removal isn’t guaranteed. If we can’t remove a stain, you won’t pay the additional specialty stain-treatment charge for that spot. Base cleaning still applies; pet treatment is separate.

Tell us if you prefer no added fragrance or a light scent when you request a quote or book. We check the fiber and soil, explain the extraction method, and approve any added spot or odor treatment and price with you before work.

These are examples we assess, not automatic extra charges or promises that every stain can be removed. All specialty stain types use the same published per-spot rate when separate treatment is needed.

Specialty treatment: $25 per spot, when needed and approved

No extra charge for included cleaning

Pre-spray, agitation, extraction and routine spotting are included in carpet cleaning. If pre-spray or the included cleaning removes the spot, you will not be charged for specialty stain removal. We confirm and get your approval for any additional treatment before doing it.

If we can't remove the stain with specialty treatment, we waive only that spot's $25 specialty-treatment fee. Partial improvement alone isn't removal. Normal cleaning charges still apply. Pet and odor treatments are separate.

Removal is not guaranteed. Stain age, previous treatments, the fiber and dye all affect the result. Bleach marks, dye loss, burns and damaged fibers may be permanent; cleaning does not repair them.

Choose your carpet cleaning, then add Tough stain removal in Job details. The selection is an estimate; we remove the specialty line if included cleaning is all the spot needs.

Pet accidents

Pet stains and odor treatment

A visible pet spot and an odor coming from the backing or pad can need different work. We inspect the affected area and explain the treatment, price and expected result.

Isolated pet spots

$35 per spot

For approved spot-specific pet treatment. Tell us roughly how many accidents you can identify; we confirm the areas and whether separate pet treatment is needed.

Deep pet treatment

One small affected area: $40 after inspection

We inspect the affected area and agree on a suitable treatment first; the surface pet-spot fee is not added for the same work.

$95 to $150 per room for widespread or multiple affected areas, after inspection

The backing or pad may need targeted treatment and recovery. More extensive contamination needs an individually reviewed scope; subfloor restoration is not included in a surface-cleaning price.

How treatment works

We identify the carpet and contamination, choose a compatible treatment and allow the product its required contact time. Enzyme-containing cleaners help break down certain organic soils; other urine treatments use different chemistry to act on stain and odor residues. Treatment helps release or change the residues, and extraction removes liquid and recoverable contamination. We do not simply cover the odor with fragrance.

When contamination is deeper

We inspect the affected carpet and explain which treatment is suitable. Surface cleaning may not resolve contamination in the backing, pad, or subfloor. We cannot promise complete odor removal or repair urine-damaged dye.

Deep contamination may need work beyond surface cleaning. We cannot promise complete odor removal or recovery of urine-damaged dye. A room deodorizer is not a replacement for treating the contamination source.

Choose the carpet areas first. In Job details, tell us about pet accidents and count isolated spots, or choose the extensive/uncertain option for inspection. Deodorizer is a separate optional room treatment, not a substitute for pet remediation.

Heavily soiled areas can need more time and treatment; Kevin confirms any extra scope and price at the walk-through. Worn pile, failing backing or contamination beyond suitable on-site treatment may not be restorable. Read the cleaning guide.

Count the areas you want cleaned, not the number of bedrooms in the house. A standard room is up to 250 sq ft. A room from 251 to 350 sq ft adds $10, including within a package. We quote rooms over 350 sq ft individually. A larger living room is not automatically two rooms. We confirm sizes and any changes before work begins.

Standard prices include the exposed frame and both sides of the normal removable seat and back cushions. We inspect the fiber, cleaning code and manufacturer instructions and test color before treatment. Suitable synthetic fabrics can be cleaned; natural, delicate, antique, unidentified and unusually valuable pieces need review. X-coded pieces are vacuum-only; solvent-only fabrics need a suitable method, and silk is declined. A water-compatible code alone does not approve hot-water extraction.

Eligible rugs are cleaned in place at your home. A designated garage or driveway may be considered only after Kevin checks the rug, surface and conditions. No pickup, delivery or off-site washing. Unknown, wool and pet-contaminated rugs need inspection before a price is confirmed; jute, viscose, art silk, sheepskin and hide are not cleaned in the home.

Extra work for heavy soil

For widespread soil or traffic lanes that need more dwell time, agitation, extraction and dry passes. We confirm the affected rooms first.

Protector

Adds resistance to soil and gives many spills more time to be blotted. It is not waterproof or stain-proof; choose it only for areas where it is suitable.

Optional work is added only after inspection and approval. Routine spotting remains part of normal carpet cleaning.

Payment is due when the job is finished and you've seen the completed work. A receipt is provided after payment. Hardwood and tile aren't on the list this year. Carpet and upholstery are, and they're done right.

If a spot reappears

Some material below the carpet can wick back to the surface as it dries. Contact us if you notice a treated spot again so we can discuss it.

A returning spot may need another assessment. Removal is not guaranteed, and cleaning cannot repair permanent color or fiber damage.
